The principal limit is your HECM borrowing power — set by age, home value, and expected rates — not the same as your raw home equity.
Your principal limit is the ceiling on how much a HECM can lend before closing costs, payoffs, and set-asides. HUD calculates it using a principal limit factor (PLF) tied to the youngest borrower’s age and the expected interest rate, applied to the lesser of your home’s appraised value or the FHA maximum claim amount.
That number is not your equity. Existing mortgages, liens, upfront MIP, origination, and required set-asides all reduce what you actually receive. On high-value homes, the FHA cap alone can leave substantial equity untouched even when the PLF looks strong.
