Yes — HomeReady® can finance duplexes, triplexes, and fourplexes when you live in one unit as your primary residence. Rental income from the other units can often help you qualify.
HomeReady’s 1–4 unit primary-residence rule lets first-time and repeat buyers house-hack: occupy one unit and use rents from the others to offset the payment and strengthen debt-to-income.
You still must meet HomeReady AMI and credit guidelines, and the property must appraise and underwrite as a multi-unit residence. This is not a pure investment loan — occupancy is required.
Ryan and Steve run rent schedules, reserve needs, and cash-to-close before you bid so multi-unit enthusiasm does not outrun qualifying reality.
