Homebuyer education (HBE) is required on Luminate PATH when all borrowers on the loan are first-time homebuyers. If at least one borrower is a repeat buyer, education is not required — even if other borrowers are buying a home for the first time.
If any borrower on the PATH file has previously owned a home, homebuyer education is not required — even when co-borrowing with a first-time buyer.
When every borrower on the note is a first-time homebuyer, approved homebuyer education must be completed before closing on any PATH product combination.
For PATH purposes, a first-time homebuyer is typically someone who has not owned a residential property in the past three years — the same general definition used across FHA and many DPA programs.
