The Luminate Bank Interim Renovation Loan is built for projects with at least $50,000 in eligible repairs — not light cosmetic work. Structural and non-structural improvements can both be financed when they meet program guidelines, including remediation, systems upgrades, and amenity additions like new swimming pools.
Beyond labor and materials, eligible costs can include draw inspections, final inspection (1004D), title update fees, permit fees, contingency reserve, construction management fee, and interest reserve. Contingency reserve is not required by the matrix, but may still be financed when included.
