No — Luminate PATH has no first-time homebuyer requirement. Repeat buyers and move-up buyers can use PATH when they meet credit, occupancy, property, and first-mortgage guidelines. Homebuyer education is only required when all borrowers on the loan are first-time homebuyers.

If you owned a home before, sold it, and are buying again — or if you are moving up to a larger primary residence — PATH may still fit as long as the new home will be your owner-occupied primary residence within 60 days of closing.
