Home Possible Freddie Mac CHOICERenovation® uses standard conventional credit rules — typically starting near 620 for many lenders — with better rates and more flexibility as your score rises. LPA must return Accept; manual underwriting is not permitted.

Home Possible Freddie Mac CHOICERenovation® does not allow manual underwriting. Your loan file must run through Loan Product Advisor and receive an Accept recommendation before closing. Credit score, DTI, reserves, and renovation payment all feed into that decision.
Renovation adds complexity — the fully amortizing payment on acquisition plus rehab escrow counts toward DTI. A score that clears on a plain purchase may still need compensating factors when a large repair budget is included.
Quick wins before applying: pay down revolving balances, avoid new credit inquiries, resolve disputed tradelines, and document on-time rent history when allowed.
If conventional renovation is still out of reach, FHA 203(k) may accept lower scores without Home Possible AMI caps — though MIP and pool restrictions differ.
