Yes — qualifying manufactured homes can be eligible for Luminate PATH when they meet PATH and FHA or USDA standards and will be your primary residence. Single-wide manufactured homes are ineligible .
Multi-section manufactured homes that meet PATH overlays and the first-mortgage agency standards (FHA or USDA) can pair with an eligible PATH second when the home is your primary residence.
Single-wide units are specifically excluded from PATH. If the listing is a single-wide, Ryan and Steve will screen other financing paths instead of PATH DPA.
Manufactured eligibility is only one overlay. The home must still be an owner-occupied primary residence, sit in an eligible state (everywhere except New York), and pair with PATH FHA or PATH USDA as the first mortgage.
PATH USDA purchases also need USDA-eligible geography and property standards. Renovation products are not allowed with PATH — so a manufactured home that needs a renovation loan stack is outside this program.
