No — Luminate PATH is for owner-occupied primary residences only . Investment properties and second homes are not eligible, regardless of credit score, assistance tier, or first-time buyer status.
PATH FHA and PATH USDA purchases must be the home you will occupy as your primary residence. That occupancy rule applies to every forgivable and repayable second-lien option.
Rentals, vacation homes, and non-owner-occupied purchases cannot use PATH assistance. Ryan and Steve will point you to investor or second-home programs outside the PATH stack when that is your goal.
PATH universal rules require an owner-occupied primary residence. If you plan to rent the property, keep it as a weekend home, or leave it vacant as an investment, PATH is not the right product — even if the property type would otherwise qualify.
Forgivable seconds also require the home to remain your primary residence throughout the 3- or 5-year forgiveness term. Selling, refinancing early, or converting to non-primary occupancy can make the remaining unforgiven balance due.
For rental purchases, Ryan and Steve can review DSCR, conventional investment, or other investor options that do not rely on PATH DPA.
